Just puchased 6 acres, now what??

I had already considered having both properties rolled into one.

I do have a copy of the permit/ perk test that was done with the approved septic plan. Everything looks to have been approved for the up hill lot before.

After looking at how the land slopes, I understand why, and I plan to follow similarly.

The plan showed the secondary build site as needing a lift station added just to get the waste water up hill to the leach field site.

Once I saw how the land sloped, I understood why they wanted the leach field placed where it was and why the feed line from the septic tank had a curve in it.

They also had the city water on the plan, and that was shown that they wanted it run along the edge of the driveway. City water is on the same side of the street as the lot. So all they need to do is tap in for a meter.

I might get lucky when I call them and find out that a meter is already there

Nothing but potential breakdown problems!
Will only fail on Friday after 5 PM, of a 3 day weekend, or.....
.......over Christmas period when whole family is visiting.

Daren - assuming the lift station is after the septic tank?

Look at a Zabel filter ahead of it. May already be part of the spec.

My memory of their installation is getting sketchy now, but they do help keep grease/scum from the lift pump.

Unfortunately they are also a maintenance item. Not advised to clean them while eating a sandwich….. (many years ago I saw a pump truck driver cleaning a septic tank while eating a bologna sandwich….)

I can fix/ replace the pump myself. No plumber needed. And if it goes out completely, they can be purchased at lowes and homedepot. I'll just make sure to keep silicone filled wire nuts and some heat shrink in the shop for emergencies.

And in a pinch, I can always snag the one from work the resides in our wash bay.

I had thought of that already. Plan on having one of the two chamber septic tanks installed, and putting a drop on the outlet a foot below water level will keep the scum from transferring.

I have very little grease that goes down the drains. I'm pretty anal about that. Frying pans have the excess grease wiped out and disposed of before going in the dishwasher.

Any grease from hamburger and such gets drained in a can or bowl and disposed of similarly.

When I had the septic tank pumped at the old house, there was very little grease in there.

If you don't have to, don't combine all three lots. It's nice to have an a extra lot you can sell if need be. Keep all building within the lot set back lines. You can build your shop on one lot and house on the other. Sell either one if and when you want.

That's what I am in the process doing with my acreage. For that reason and I can put more dwelling and secondary dwellings if it's in smaller parcels.

I have been there, .....done that.
Those cheap big box store pumps are good for septic effluent for a maximum of a year and a half.
Sometimes....much less.

The wire nuts will not be your issue.

A low end sewage effluent pump can be purchased on Amazon for $500 .
A 1/2 HP Goulds (good quality) sewage effluent pump can be bought on line for $1088.50

If you use the big box store pumps, buy them 2 at a time, and be prepared to dig at any given moment.
You will soon tire of the problem.

Picked up the culvert and got it out onto the property. Gotta call the county to put me on the install list Monday.

Stopped by to flag the driveway for the county to install the culvert. Was very surprised to see that the water meter has been installed.

Got the contractor sorted for the driveway, septic install, and bringing in shale for fill Now to finish clearing so they can get in and do their thing

Git another trackhoe fix8ng to get dropped off at the property in a couple weeks. I got the final push to get the logs removed from the building site.

Also have an articulated stump grinder reserved for rental that dame week to knock stuff down below the mower deck.
