So it was a nice day and I figured hey I ll belly band my self and go mow the field over the hill,, Well Im mowing and I see a car pull off the road into the grass and a young couple gets out.
Now let me premis this by saying the gas companies are paying big bucks and a lot of these young guys are making big bucks and some are buying homes.
Now I ease over and ask if everything is OK, they said yes, and I asked if I could help them. Young man says nope they just want to see where the best place to put the house would be. There must have been a WTF are you talking about look on my face and she said we just bought the 2 1/2 acre parcel here. Still a bit confused I asked when did you buy it and from whom? Some name I never heard of and was told the old woman that owned it was going in a home and the family was selling it
I asked the young Lady if she had a phone and while she was getting it the boy said thanks for mowing it looks a lot better. She asked who I wanted to call I said you had better call the police because this is my property and we never sold it. Now the WTF look was on their faces! I said really call right now, so she did and explained everything to whomever she got at the cop shop. The young lady said they were going to send a car out and they did.
It seems these kids were out 5 grand and the cops had several other reports of the same scam. You know local paper ,,for sale land yadayadayada, cash only deal, and a long sob story of why they need cash. Only problem is its not their land they are selling. The kids left and followed the cop to the station to fill out a report,,, I really hope they catch the low life

There's been a lot of that across the country. For giggles, check out some of the real estate sites online. Looking around you will find some that seem way to good to be true. We came across some while looking for our place. Checked with the realtor and was told the listing was bogus.

They do the same thing with renting as well. Will pull a Rea estate listing, copy the pictures and throw the place up on Craigslist for rent. Then run off with the first month, last month and deposit. Person will show up all ready to move in and find the place occupied by the owner.

Kind of ironic, Amy got a call today from a logger. Seems as though he;s doing some forestry work near our property up north. We get mailings all the time but we throw them away, first time we ever had anyone call.

Amy called him back and told him we weren't interested and to stay off the property (it's very well marked and posted, I had it surveyed and line staked it with 6 foot drive in Tee posts with signage so it's very evident to anyone that can read that it's private owned and stay the hell off.

We own 52 acres of very prime old growth hardwood forest (oak, walnut and maple trees), straight and tall with a bit of large spruce that abuts a National Forest on one side, the Muskegon River on the other and the other boundary is owned by Ted Nugent's brother, who happens to live there. Called him and made him aware of what transpired. He told me he'd be walking his and out property and keeping tabs on anything out of the ordinary.

It's hunting and camping ground for us and I have no intention of ever logging it.

I've seen first hand what loggers do. No regard for the land or anything else, leave the slash where it's cut and generally make a mess. I'm sure we have some trees that are worth some serious jack but we prefer to enjoy them as they are.

Guess I'll be up there quite a bit this summer keeping an eye on what is going on and wearing my 44 as well.:D

I bought my land through a realtor and the people selling the land took the loan for a year while I secured a construction loan. I try to do things through proper channels. I may pay a little more but I know I'm not being scammed.

Do people not do a title and lien search before they buy? That's item #1 when the offer goes in. Costs under $10 at the land titles office website here.

Even without that, ask a prospective seller to show their property tax assessment notice and tax bill for the prior year. Doesn't cost anything, and while it doesn't prove they own it, it does prove they have connection to the property that a scammer wouldn't have.

We had a guy here in MS that ran a ponzi scheme selling fake timber rights to investors promising 14-15% return on their money. He raped a number of people out of close to $68 million. He got caught, pled guilty and is now in a federal pen in Arkansas and a court appointed receiver is trying to claw back the money.

You don’t need a lawyer to make an offer, but before you put money down as was pointed out above, a title search or ownership verification is an absolute must.

I don't find that a problem necessarily. We've purchased property without a lawyer or a real-estate agent. Bought it from/through the owner, had title search, etc all done. Closed the deal in the title office.

It's kind of like those "We Buy Ugly Houses" ads. The owner made us a purchase price offer, we thought about it, checked it out, said "OK".

And that's what pisses me off, they get caught then the tax payer has to pay to bed and feed them for years....a bullet is much cheaper.

Our property was listed by an agent. Still did my homework at the Auditor's office and looked at property values, sales history, historical property usage, etc to help me form an offer. Cost me a couple hours time and lots of this can be done online these days.

What my father told me many times. "If it seems to good to be true, then it probably is". Property going well below market value should have raised a red flag or two...

Skeets.... can I get you to mow my yard? Pleeze???

A guy I use to work with invested with him. He went to deposit one of the post dated checks he was given and it bounced so he went to the county where the "Timber Deed" was to be filed and found out it was bogus. He hauled a$$ back here and filed suit against the guy and sugar turn to doodoo really quick.

Its a pretty big deal. Some real big law firms are involved for recruiting investors and I think a congressman as well.

Google 'Lamar Adams Ponzi Scheme' theres more reading that you care to do.

Several years ago I was cleaning up dead wood, pines needles, leaves, etc. from my 3rd acre when a guy pulled up & started walking around. I asked what he was doing, and he said he was checking out the property prior to the county auction at the end of the month. "County auction?" says I- he says "Yeah, they are auctioning this parcel for unpaid taxes." says he. After explaining that he was wrong, I call the county, who basically won't give me any info over the phone.
I pack up, drive 150 miles home, gather papers, take a day off work, drive 150 miles to Flagstaff, & track down the proper people. I show them my receipt for the property taxes that I paid. (early) They tell "Yes, your taxes are paid up." I say "OK, explain to me why you are auctioning my land." "You must be mistaken." says the county employee. I then showed him their list of properties up for auction. Took them nearly an hour to (grudgingly) admit they screwed up.
Bureaucrats; can't live with 'em, can't shoot 'em.

Common sense isn't very common. I had to stop my wife from downloading one of those money transfer apps just because someone told her too.

I finally got the scamming extended car warranty company to stop calling. Hitting "do not call addition" doesn't do anything. Asking them to stop calling and they just laugh at you. Had one call me on a Thursday, I was in a crappy mood anyway. Guy said "please state the year make model of your car"...well...first off I don't understand your dialect, is there an American I can talk to? Guy says I am American. Then I said, sir I don't talk to terrorists, I do business with Americans. Guy cussed me, told me to shut up (among many other things) and hung up. Ain't heard from 'em again.

Lots of this scam stuff going on. Timber scamming has been getting attention here, FINALLY. I used to house-sit for a friend, and this guy (who lived in a series of cardboard BOXES) down the road would sometimes show up and make an offer on the timber that graced the land that I was house sitting. Well it wasn't my place so I told the guy he'd have to talk to the owner. He says he didn't need any owner, said I could make the call. I told him finally that I worked for the A.G's office and that I would make sure that his business card was turned in. Never saw him again but I did see his name in the paper, now a guest of the A.D.C. I drove over there last week and his place is now nothing more than ruins of wet cardboard.
