The only silver lining is that I live in a small cape 1400 sqft house. i want the lift capacity and a skid steer was out because i also want a PTO. I'm also moving in a year or two. Will be on a bigger lot.

jesus I dunno if ill be able to swing that thing around with a groomer on the back. It's just a glorified fork lift for me. im happy just to go outside and sit in it with my laptop and surf the net with the cab radio on.

Now you're talking!! Since the OP hasn't posted a photo, I'll post one to show how a batwing (RC3712) could really cut down his mowing time. That might be a 1/2 acre cut, maybe a little more.
